Town Center Redevelopment of the Franklin

The site previously housed extensive office and light industrial uses; however, the town center redevelopment includes 1.375 million square feet of retail space, 400,000 square feet of general office space, 650 apartments, 550 age-qualified (55 and over) dwelling units, 58 townhomes, and hotels totaling 300 rooms. McMahon completed a traffic impact study, including various study intersections along the U.S. Route 1 and PA Route 452 corridors. Detailed traffic operational analyses were completed utilizing Synchro software, as well as traffic simulation utilizing SimTraffic. Detailed conceptual sketches overlaid onto aerial photographs were completed for the complex improvements, including widening of U.S. Route 1 and construction of a loop road system around the U.S. Route 1/PA Route 452 intersection.
McMahon also completed the traffic analysis for the by-right development of the site, consisting of the redevelopment of approximately 433,910 square feet of existing buildings, and development of approximately 950,251 square feet of new building space, for a phased build-out of 1,384,161 square feet of office space.
